Assumptions: standard residential SDLT bands for England and Northern Ireland used here, 0% up to £250,000, 5% on £250,000 to £925,000, 10% on £925,000 to £1.5m, and 12% above £1.5m. These bands and thresholds change, so confirm the current rates at gov.uk before relying on a figure. Scotland uses Land and Buildings Transaction Tax and Wales uses Land Transaction Tax, both with different bands. First time buyer relief and the additional property surcharge are not modelled here.
